The Lamorinda and Diablo Valley housing market remained active through June, although conditions continued to vary considerably by community and price point. Across the broader region, the median single-family home price was $1.7 million, with 422 closed sales during the month. Prices were essentially unchanged from a year earlier, suggesting that the market is holding relatively steady despite elevated mortgage rates and broader economic uncertainty.
Lamorinda continued to show resilience. The 12-month median reached $2 million in Lafayette, $1.9 million in Orinda, and $1.85 million in Moraga, with all three communities recording year-over-year gains in closed sales. Results were more mixed elsewhere, ranging from a $2.61 million median in Alamo to $2.1 million in Danville and $1.53 million in Walnut Creek.
Inventory increased to 1,089 active listings, creating more choice for buyers, while 485 properties were in contract. With 2.2 months of inventory, a 100% sale-to-list-price ratio, and single-family homes averaging 27 days on the market, well-priced and well-presented properties continue to attract serious demand.
