Compass 2025 Ultra-Luxury Report Shows Renewed Momentum In $10M-Plus Home Sales

Posted on: Feb 4, 2026

The U.S. ultra-luxury real estate market has re-accelerated in a meaningful way. According to the Compass 2025 Ultra-Luxury Report, home sales priced at $10 million and above reached their strongest pace since the pandemic era, reflecting where wealth is being created, how it is moving, and where it is ultimately being invested.

Across 84 U.S. markets, 2,261 ultra-luxury homes traded in 2025, generating more than $38.6 billion in total sales volume. While broader housing activity remained relatively muted, the $10M-plus segment followed a different trajectory, driven largely by financial market strength, liquidity events, and renewed confidence among high-net-worth buyers.

Wealth Creation Is Driving the Market, Not Housing Cycles

Ultra-luxury real estate continues to behave independently from the rest of the housing market. Elevated equity markets, private company liquidity, and long-term wealth creation have translated directly into real estate demand at the highest price points.

Rather than responding to mortgage rates or affordability pressures, this segment reflects capital deployment decisions. Buyers are targeting markets that align with lifestyle, privacy, tax efficiency, and long-term value, resulting in both stronger activity in established hubs and sustained growth in newer destinations.

The Top Ultra-Luxury Markets Continue to Lead

Manhattan, Greater Los Angeles, and South Florida once again ranked as the nation’s most active ultra-luxury markets.

The top 10 U.S. markets collectively recorded more than 1,600 $10M-plus transactions, representing over $28.6 billion in sales volume and a significant year-over-year increase in activity. Every market in the top tier posted growth, signaling broad strength at the high end.

Greater Los Angeles stood out with one of the strongest rebounds nationwide, posting substantial gains in both transaction count and total dollar volume. South Florida continued its post-pandemic momentum as capital inflows, business migration, and tax considerations sustained demand across Palm Beach and Miami-Dade. Manhattan remained the country’s largest ultra-luxury market by volume, reinforcing its role as a global store of value.

San Francisco and Other Wealth-Driven Markets Rebound

Markets closely tied to equity compensation, technology, and entrepreneurial wealth showed renewed strength in 2025. The San Francisco Bay Area, along with Marin County, Silicon Valley, and Greenwich, experienced meaningful re-acceleration after prior slowdowns.

In these markets, improved financial stability and sustained liquidity restored confidence at the $10M-plus level. Notably, buyer activity remained consistent throughout the year, with no traditional seasonal slowdown, suggesting optimism heading into 2026 and a renewed appetite for best-in-class properties.

Ultra-Luxury Expands Beyond Traditional Coastal Centers

One of the most notable trends in the 2025 report is the continued expansion of ultra-luxury activity into markets that had little or no $10M-plus sales before the pandemic.

Cities such as Houston, San Diego, Scottsdale, and Dallas have moved from occasional outliers to consistent participants in the ultra-luxury category. These markets are benefiting from a combination of development flexibility, larger properties, privacy, and tax considerations, all of which appeal to today’s affluent buyer.

San Diego, in particular, recorded record-breaking sales and consecutive years of ultra-luxury growth, supported by coastal demand and an expanding high-end inventory pipeline. Texas markets saw sustained strength as wealth migration and local economic growth reshaped the upper tier of housing demand.

Destination and Lifestyle Markets Maintain Momentum

Luxury destination markets continued to perform well, reinforcing the idea that lifestyle remains a primary driver of ultra-luxury purchasing decisions. Aspen, Lake Tahoe, Santa Barbara and Montecito, Cape Cod, and Jackson Hole all built on recent momentum, supported by limited supply, natural beauty, and long-term appeal.

These purchases are increasingly lifestyle-driven rather than speculative, with buyers prioritizing generational value, privacy, and unique settings over short-term market timing.

What This Means for 2026 and Beyond

Looking ahead, the ultra-luxury housing market appears well-positioned to benefit from broader structural forces rather than traditional real estate cycles. Continued advancements in technology, artificial intelligence, and biotechnology are expected to fuel additional wealth creation. At the same time, the early stages of generational wealth transfer are expanding the buyer pool.

With financial markets near historic highs and real estate maintaining its appeal as a tangible, long-term asset, demand is expected to remain focused on standout properties that offer exceptional design, privacy, and lifestyle value.

For buyers and sellers operating at the top of the market, 2025 delivered a clear signal: ultra-luxury real estate is once again accelerating, and positioning, quality, and local expertise matter more than ever.
